Method: This property will sell at online auction closing June 17th, 2025 at 10AM with extended bidding. Final bid is subject to seller confirmation.

Payment: The winning bidder(s) will be required to make a predetermined non-refundable down payment the day of auction with the signing of an Adam Marshall Land & Auction, LLC purchase agreement. Wire transfer, certified or personal check accepted. The balance will be due at closing.

Closing: Closing date to be July 15th, 2025.

Possession: Full possession of the property will be given upon closing.

Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction. 

Condition: This property is selling in “AS-IS” condition. There are no warranties expressed or implied to the condition of the property. 

Taxes: 2024 and previous years real estate paid by the Seller. The 2025 real estate taxes will be prorated to the date of closing. 

Title: Seller to convey title by warranty deed. Merchantable title will be made available. The cost of title insurance and escrow closing fees to be divided equally between the buyer and seller.

AMA will not be responsible for any missed or failed bids from any source. Bidder hereby agrees that AMA may share information about Bidder's non-payment of auction invoices or shipping charges with other parties and may pursue collection of balances due by any legal means. Bidder agrees to provide any identification AMA may request including but not limited to: driver's license & state ID card. Bidder agrees to comply with any stated additional terms or conditions associated with particular items.

3. Any/all Purchasers will be expected to rely upon his/her personal inspection or investigation of the property being offered at the Auction, or that of an approved party to Buyer, and not upon any representation of warranty or condition by the Seller or the Auction Company. Seller or Auction Company will, in NO WAY, be held responsible for any discrepancies, damage or loss of any property of the Buyer once the Auctioneer says SOLD.
